KNIA trash pickup & annual dues changes

IMPORTANT: Did you receive a statement from Rizzo Environmental Services? If not, you should watch out for it and do not ignore it when it arrives. Unfortunately, they did not send an explanation with these statements. We hope that this post will answer your questions. As a Kimberley North homeowner, you should know that the costs of trash pickup and recycling will no longer be part of your annual dues and that you will deal directly with Rizzo Environmental for payment. Your annual dues amount will be lowered as a result.

Why is this changing?

• Rizzo has an exclusive contract with West Bloomfield Township to the sole trash pickup service.
• Until now we had a discount rate for trash pickup because the association paid as a single unit. (Almost all West Bloomfield homeowners paid Rizzo directly at a higher rate.)
• The KNIA board always passed these savings on to our residents.
• Rizzo will no longer honor the discount rate that we had in the past.

So what does that mean to me?

• For services beginning 4/1/16, all KNIA homeowners will pay the same rate as other West Bloomfield homeowners.
• You will now deal directly with Rizzo Environmental for payments and billing.
• You will continue to deal directly with Rizzo Environmental for any service issues, requests, questions, and concerns.

Does this change the KNIA annual dues amount?

• Yes! We have reduced the amount based on the most recent discount rate that we paid Rizzo.
• As before, you will receive a KNIA Annual Dues statement from JP Carroll Company. This must be paid by 4/1/16. The amount on this statement will reflect the adjusted amount.

Do we have a choice of trash pickup contractor?

• Sorry, but the contract between Rizzo Environmental and West Bloomfield Township makes Rizzo Environmental the exclusive trash service.

Did the KNIA board try to negotiate continuation of our discount rate for trash services?

• Yes. The board and John P. Carroll Management initiated multiple conversations with Rizzo Environmental and West Bloomfield representatives. However, the township was unable, and Rizzo Environmental was unwilling, to do any better than to offer the same arrangements as with other West Bloomfield homes.
• Note that although Rizzo Environmental has had the agreement with the township since 2012, they did continue to honor our previous discount arrangement until now.

• Statements from Rizzo were mailed to our homeowners around 2/10/16. Our term begins for 4/1/16.
• Annual rate for West Bloomfield = $208.32
  • You can make one payment of the full year
  • or pay $52.08 quarterly = $208.32
  • Either way this is equivalent to $17.36 per month.
• Discount for paying for the full 12 months by 3/15/16
  • Pay $190.92– That’s equivalent to getting 12 months for the price of 11.
• Senior discount — for homeowners age 65 and up
  • $1.00 discount per month. You must send them a copy of your drivers license as proof.
• Discount for temporary suspension of service
  • Discount applies only if your are discontinuing services for a block of 30 consecutive calendar days or more (i.e., 4 or more weekly pickups).
  • You must request a form from Rizzo, complete it, and return it to them in advance.
  • Rizzo will adjust your bill accordingly.

None of these changes will have any impact on services provided by Rizzo Environmental.
